Starting at $250- incrementally increased for larger properties.

This is for the do-it-yourself homeowner! Home Inspirations will tour your home and provide a very detailed, step-by-step plan (i.e. 20-30 pages) of recommendations for each room of the home as well as outdoors for the best curb appeal. (Liz’s background in landscape design and gardening provides great ideas for cost effective enhancements)! The plan also includes suggestions on which furniture and accessories to pack ahead of time and those to keep for use during the selling process (as well as the most effective placement of these items).


The bid is complimentary. Staging fees are based on project size, time required, creative work and an up-front rental fee for any inventory provided by Home Inspirations. Our goal is to work with the homeowner’s budget……….we can do as little or as much as your budget allows. Generally, the Staging fee can represent as little as .002 to. 005 of the home’s listing price!

Occupied Home Staging- We typically uses the homeowner’s belongings to re-design rooms. However, we may recommend using some items from Home Inspirations inventory or renting through a local furniture company to ensure we create the best first impression for buyers! We also provide a detailed checklist of what should be done on a daily basis to keep the house maintained during the selling process.

Vacant Home Staging- We will either use furniture and accessories from our own inventory, or coordinate rental of these items from local furniture companies. For larger properties, it will generally be a combination of both; it depends on your budget. We have dramatic results with vacant properties….we truly turn ordinary, un-inviting rooms into the extraordinary! Ask about the difference between “vignette” Staging and “full” Staging. We can do both, whatever meets your needs and the needs of the property!

Home Make-Over- Use existing furniture and accessories to create a new, re-refreshing look in your home! We can personally shop for you if new pieces are required and you hate to shop, or assist you with shopping if you’re just not sure where to begin. We can also assist you if you want a whole new look.....new paint, all new furnishings, new accessories.

Curb Appeal- Updated landscaping is an outstanding opportunity to add value to any property, and can absolutely influence the curb appeal of your home when you’re trying to sell it! You want buyers attracted to your house and anxious to come in, don’t let them drive by!
